As - Builts

Project Feasibility

Code analysis & verification on entitlement process. Massing studies & design limit requirements necessary for Planning Review.

  • Schematic Design - floor plans + elevations & 3D massing outlining the proposed design(s) that are code compliant. 

  • Design Development - develop ‘chosen scheme’ into submittal set & begin coordination with all consultants required for the project.

Architectural / Design

Plan Check - Once the Architectural & Consultant sets are completed, they are submitted to governing agencies (Building & Safety or Public Works). Agency Clearances are dealt with once they are assigned upon completion of the first plan check review. All plan check and permit related fees will be forwarded to the client. This process typically takes 2-3 submittals before final approval and Ready to Issue (RTI).

  • Express permits - Express permits are for projects where work does not require any type of plan check. These types of permits are based on the governing city or county

Construction Administration - Construction Administration Services typically after permit has been obtained, including but not limited to project meeting, site consultation, submittal review, RFI’s, material alternates review, construction or design changes.
